Project Management

 

Don Erdely, President of Destination Management & Marketing Inc has provided Project Management services for over one thousand new homes in the Okanagan Valley and thousands of single family and multi family home sites. Our project management services are broken down into two main categories; Construction Management and Land Development Management.

 

 

Construction Management:

Destination Management has developed extensive expertise in wood frame single family and multi-family residential construction and continues to take on new and innovative projects. These projects range from assisting individual families in building their dream home to large multi-family developments. The depth of experience of the Destination team enables us to provide specialized and comprehensive resources and personnel for your current project. By pursuing a specialized approach to construction management backed by a firm foundation provided by extensive experience in the building industry, Destination Management produces excellent results for all construction management projects. Below is a partial list of the construction projects managed by our firm. 

 

"Radius" Condominiums. Kelowna BC

Construction Managers for an executive 4-storey wood frame condominium. The Destination Management team took this project from its design stage to final occupancy. This high quality project was completed on schedule and on budget. 


 

Sitara On The Pond: Lake Country BC

Construction Managers for an 80 unit 4 storey wood frame condominium and a 32 unit two storey commercial/residential condominium complex. This project was completed on schedule and on budget

  • K West Homes – Construction Managers for several projects including 2 adult communities, 3 town home projects & 1 patio duplex community. 


  • Cressey Developments – Construction Managers for a 41 Unit Adult Community & amenity building. 


  • Kennedy Homes – Construction Managers for a 100 unit adult community and amenity building 


  • Woodhaven Place - Development, build-out and marketing of a 12-lot sub-division in the lower Mission area of Kelowna.

 

Land Development Management:

 

Destination Management & Marketing has a proven track record in managing some of the most successful development projects in the Okanagan. Our land development management services include traditional zoning applications, comprehensive zoning applications, official community plan amendments, variances, preliminary layout review applications and development permit applications. All of our extremely successful past and current projects have included services such as creation of the projects master plan, product identification, co-coordinating civil and geotechnical engineering, infrastructure tendering and supervision and marketing and sales supervision. Below is a partial list of the construction projects managed by our firm. 



 

Development/Project Managers for the Outback Resort in Vernon B.C.

  • Coordinate and oversee the creation of the Outback development plan 

  • By way of the City of Vernon’s “fast track process”, implemented the approved development plan and managed the creation of development and service agreements, utility protocols etc. 

  • Initiated & incorporated wildfire, environmental, archaeological and traffic protocols. 

  • Coordinated project architecture
  • Coordinated both on-site and off-site civil engineering 

  • Created & conducted regular meetings with the Outback Technical Steering Committee with representatives from the Developer, Planners, City of Vernon, First Nation Band, environmentalists and engineers. 

  • Took project from rural land to approved resort development status and approved building permits. 

  • Coordinated planning of land use, site layout & building design 

  • Initiated and planned special amenities and features, which include a man made lake and bridge to access remote building sites

 

 

Development Project/Managers for “The Lakes” Residential Community in Lake Country B.C.

  • Created master plan for the 300 acre project consisting of 1250 residential units: subdivision includes single family home sites, multi family sites, a commercial sector and an adult gated community. 

  • Completed the rezoning process of the 300 acres from Rural Agricultural Zone to full multiple zoning including R1, R1-B, R-4 and new flexible direct control zones for multi-family. 

  • Coordinated all off-site and on-site civil engineering
  • Created project phasing plans 

  • Supervision of all on-site servicing and the construction of a man made lake and water feature. 

  • Managed the creation of a general marketing plan & managed all sales and marketing for the development. The project has consistently set sales records in the Okanagan. 

  • Managed the design and construction of all off-site infrastructure as well as the construction of two major reservoirs with a value of over 2.7 million dollars. 

 

 

General/Project Managers for the revitalization of the Quail Ridge Resort Development. Kelowna B.C.

  • Created an award winning Sales & Information centre to operate from and to start the revitalization of the Quail Ridge Project. 

  • Creation of a very successful sales & marketing campaign 

  • Multiple Local & B.C. Awards for marketing and technical innovation 

  • Initiated one of the first prospectus for fractional ¼ share ownership in British Columbia. 

  • Set up and maintained hotel operations at the Borgata Lodge 

  • Analyzed and redesigned the project master plan to take advantage of current markets. Also upgraded the project underground services and utilities to accommodate new types of development. 

  • Created a very successful promotional campaign for the development of the remaining areas of the project: Successful in bringing on reputable builders and developers from the Okanagan and other areas.
