Answer - Schedule a one-hour meeting with Destination Homes at which we will ask specific questions relating to the type of home you want. From this interaction we can provide you with an accurate pre-tender estimate. Destination Homes prefers not to quote square footage costs until we find out specific information relating to the type of home you want and the standard of the materials you wish to use. Square footage prices quoted to you over the phone are most often inaccurate. Some may quote you a low square footage price to get you in the door.
FAQ - Is a custom home going to go over budget and take much longer than originally planned?
Answer -There are easily applied methods of cost control at the earliest stages of the project that remove much of the uncertainty in the costing process. Proper decision making and documentation will prevent incremental costs from creeping in along the way. Destination Homes building contract and detailed specification documents will provide you comfort on the overall cost. In terms of schedule, prior to signing a contract, Destination Homes will provide you with an accurate completion date.
FAQ - Will this cause too much stress and strain on my family
Answer - Thorough planning will alleviate this strain. Make sure you are not pressuring yourself to do things in an unreasonable timeframe. Having input at the outset of the project from the rest of your family is an important step.
FAQ – This community has Design Guidelines….will that prevent me from building the type of house I want?
Answer– Design Guidelines are intended to make sure there is a certain amount of conformity in the community such that home styles are consistent within a specific range of design. This in no way hampers the opportunity for an individual expression and is most often composed in a general way so that the main issues being addressed are things like roof forms, materials and finishes. Guidelines allow communities to maintain consistent quality levels so that all owners will feel proud to live there.
FAQ - Who are all these Consultants, why do I need them, and what do they do?
Answer – Your team will consist of a number of professionals who work together to achieve your creative and lifestyle goals as you conceptualize and build your new home. Your only interaction will typically be with a Destination Homes representative and our Interior Designer – All of the other consultants will be coordinated by Destination Homes, meaning you won’t have to spend time managing a team of people.
FAQ– Will I have to spend a huge amount of my time in the design and construction of this home?
Answer– Being efficient and decisive are the key traits in making the home building process happen in a timely manner. For example, it should be possible to decide on all interior materials and finishes in one or two meetings with our interior designer.
FAQ – Will it be necessary for me to deal with a bunch of construction guys, and I don’t speak their language?
Answer – Your interaction will be with a Destination Homes representative and our Interior Designer. These two individuals will largely buffer you from the other participants in the process.
FAQ – With all the talk about “Green Building”, in the last few years, what impact does that have on building my new home?
Answer – Sustainability is more than a buzzword these days. A Destination Home will be constructed to a much higher level of energy efficiency and overall performance. Features like geothermal are now becoming fairly commonplace and therefore significantly less costly.
FAQ - I know virtually nothing about the process of home building. What steps are involved?
Answer – You are depending on Destination Homes to build you a quality home in a timely manner. Destination Homes will guide you through the process, interact with you on a regular basis and at the outset, explain all the steps that will take place.
FAQ – Why should I select Destination Homes as my Builder?
Answer – In selecting a builder all the following details should be considered. Destination Homes will answer yes to all of them.
- Can the builder provide several recent referrals not leaving out the bad ones?
- Has the Builder been in business for over 25 years?
- Does the Builder have a show home where you can view the quality of his work?
- Will the builder let you review previous works to get a sense of quality workmanship and overall attention to detail?
- Does your Builder have experience in the particular community you are building in and thus have consequent knowledge of local trades and suppliers, as well as inspectors and other authorities having jurisdiction. Often this network of relationships is critical in maintaining a project schedule
- Has your Builder built over 1500 new homes in the Okanagan without ever having a warranty claim?
- Does your Builder provide thorough contract documents and detailed specification sheets outlining all inclusions, materials and products to be used in your home?
- Is your Builder registered (and in good standing) with a New Home Warranty provider?
- Is your builder a member in good standing with the Canadian Home Builders Association?
- Does your Builder provide complete Interior Design Services?
